The Review Process
The Fire Prevention Division (Fire Marshal’s Office) is a part of the review process for all building permits relating to construction, modification, alteration, or demolition of structures in the unincorporated areas of St. Johns County, and in the City of St. Augustine Beach.
Detached one and two-family homes and related accessory structures are exempt from review by our office. The only review or inspection we provide for these dwellings are for installation of residential fire sprinkler systems.
Our goal is to perform our functions of plan review, permitting, and inspection in an efficient, courteous, and professional manner. To accomplish this, we have made a number of changes designed to help you obtain permits and approved inspections without delays.
Applying for a Permit
When applying for a permit, please submit the following:
- 2 hard copies of you plans, wet sealed and signed by the design professional
- Building Permit Application, Notice of commencment, and Product Approval Form
- Approved Clearance Sheet and Site Plan where applicable
- Energey Calculations and Truss Drawings
- Project VALUATION, This is very important for calculating permit fees
- Other supporting documentation necessary to ensure that you project meets the requirements of code which may include a project manual, specification sheets, etc.
Fire Protection Systems are reviewed as defered submittals however engnineering design criteria is required in the master permit set.
Fire Protection Systems include but are not limited to: Fire Sprinklers, Fire Alarm, Kitchen Hoods, Kitchen Suppression, Fire Service Undergrounds, Above and Below Ground Tanks in excess of 60 gal. (not water tanks), CO2 systems over 100lbs, and Access Control Systems.
The Fire Marshal’s Office uses Inspection Holds to ensure defered submittal are received. Please be sure to check your permit for HOLDS.
Review Status and Permit Tracking Tools
There are a number of tools that are available on the St. Johns County website to assist you in tracking the status of your Plan Review and allows you to see any comments provided by the reviewers. It allows you to track inspections, and look at the status of any holds on our Project. Building Department Permit Status Online Tools.
