St. Johns County Denies Proposed Residential Development Project

On November 5, 2024, the St. Johns County Board of County Commissioners (BOCC) denied a proposed development project for 3,332 residential dwelling units after conducting a Public Hearing during its Regular Meeting.

The BOCC unanimously denied the requests of the Robinson Improvement Company (RIC) for a Planned Unit Development (PUD), which proposed the rezoning of more than 2,600 acres from Open Rural to PUD to allow for the development of 3,332 residential dwelling units for property located on the north side of County Road 214, south of County Road 208 and between Interstate 95 and County Road 13A North and for a Development Agreement to provide mitigation for the transportation impacts associated with the proposed PUD.

Chair Sarah Arnold moved to deny the RIC requests, citing the first and foremost deficiency on State Road 16 and emphasizing the need to get the road expansion built before any other consideration is given to future developments in that area of the county. The BOCC heavily scrutinized the traffic modeling of the RIC project and its impacts on State Road 16, especially the segment between County Road 208 and the area between Pacetti Road and International Golf Parkway.
